All residents age 18 or older must submit a separate application and pay a non-refundable $100 application fee.
One applicant should begin the group application and invite all co-applicants under the “Your Household” section using each person’s full legal name and unique email address.
Applications will not be reviewed until all applicants have completed their application and all required documents have been submitted.

Income Qualifications
Combined gross monthly household income must be at least 2.5 times the monthly rent.
The fastest way to verify income is by securely linking a bank or payroll account through Plain within Rentvine.
Applicants may also upload income documentation in PDF format. Manual review may extend processing times.
Screenshots of documents will not be accepted.
Acceptable Income Documentation
Standard Employment: Pay stubs covering at least the most recent 3 months
Bank Statements: Personal or joint bank statements covering at least the most recent 3 months
Self-Employment: Bank statements covering at least the most recent 6 months
Rental History Qualifications
Applicants must provide landlord or housing provider contact information for the previous 12 months, when applicable.
Applicants must not have any eviction judgment within the past 3 years.
Applicants must not owe outstanding balances to previous landlords or property management companies.
Applicants must not have a documented history of lease violations or significant property damage.
Credit Qualifications
Minimum credit score requirement: 575
Applicants who do not meet the minimum credit requirements may still qualify with an approved guarantor or additional deposit.
A soft credit screening will be performed and will not affect your credit score.
Identity Verification
All applicants must complete identity verification through Findigs using a valid government-issued ID.
Military IDs may not be supported by the verification system. Please contact our office if assistance is needed.
Guarantor Requirements
Guarantors may be requested during the screening process if an applicant does not meet income or credit requirements.
Any required guarantor must complete a separate application and screening process.
Criminal History Review
Criminal history is evaluated individually and in accordance with applicable federal, state, and local fair housing laws.
A criminal record does not automatically disqualify an applicant.
Factors considered may include severity and nature of the offense, time since conviction, and relevance to resident safety and housing.
Arrests not resulting in conviction, sealed or expunged records, juvenile records, and minor infractions will not be considered.
Animal Requirements
All applicants must complete an animal profile through PetScreening prior to application approval and move-in.
This applies to household pets, assistance animals, and applicants with no animals.
PetScreening Requirements
Applicants without animals must complete a “No Pet/Animal” profile at no charge.
Verified assistance animals are registered at no charge.
Household pets require a PetScreening profile and are subject to a $25 application fee per pet.
All required animal documentation and screening must be completed before move-in.
